Terms of Service

Acceptance
By accessing or using Scout (scout-re.com), you agree to be bound by these Terms of Service and all policies incorporated by reference, including the Privacy Policy. If you do not agree to these Terms in full, do not use the Service.
These Terms constitute a binding legal agreement between you and Scout RE, Inc., a Delaware corporation.
Eligibility
To use Scout, you must:
- Be at least 18 years of age.
- Be a licensed real-estate professional, a real-estate investor, or an individual engaged in lawful real-estate activities in Los Angeles County.
- Have the legal authority to enter into a binding agreement on behalf of yourself and, if applicable, your brokerage or firm.
By registering, you represent and warrant that you meet all of these requirements.
The Service
Scout is an AI-powered real-estate intelligence platform providing property research, distress-signal detection, owner data and contact information, outreach automation (email campaigns and direct-mail postcards), and AI-assisted deal analysis for the Los Angeles County single-family residential market.
Scout aggregates data from public records, licensed data providers, and AI inference. The Service is provided for lawful real-estate business purposes only.
Account & Security
You are responsible for:
- Maintaining the confidentiality of your account credentials.
- All activities that occur under your account.
- Keeping your contact information (name, email, phone) current and accurate.
- Notifying us within 48 hours of any unauthorized access or suspected breach of your account.
Scout is not liable for any loss or damage arising from your failure to maintain the security of your credentials.
Subscriptions, Billing & Refunds
Scout offers the following subscription tiers, billed monthly or annually via Stripe:

- Subscriptions automatically renew at the end of each billing period unless cancelled before the renewal date.
- Full refund within 30 days of initial purchase, no questions asked.
- No refunds after the 30-day window.
- No proration on mid-cycle cancellations. Your access continues through the end of the paid period.
- Annual subscribers may request a pro-rated refund within the first 30 days of their annual term.
Acceptable Use
You agree not to:
- Scrape, crawl, or use automated means to access the Service beyond what is permitted by our API.
- Resell, sublicense, or redistribute data obtained through Scout without written permission.
- Harass, threaten, or make unwanted contact with property owners in violation of applicable law.
- Use the Service for any purpose other than legitimate real-estate business activities.
- Attempt to identify, contact, or collect data about minors.
- Violate any applicable federal, California, or local law, including but not limited to fair housing laws, the FDCPA, TCPA, CAN-SPAM, AB 968, and RESPA.
- Attempt to reverse-engineer, decompile, or compromise the security of the Service.
- Share your account credentials with other individuals or organizations.
Outreach Compliance
Scout provides tools to help you contact property owners. You are solely responsible for ensuring that your outreach is lawful. This includes:
- Checking and honoring the National Do Not Call Registry before placing any phone calls.
- Including required identification and unsubscribe mechanisms in all commercial email messages (CAN-SPAM Act).
- Making required disclosures in written communications to property owners if you are operating as a wholesale buyer or investor (AB 968).
- Complying with the Telephone Consumer Protection Act (TCPA) for any text messages.
- Complying with RESPA Section 8 if any referral fees or kickbacks are involved.
Scout does not review outreach content for legal compliance. By using the outreach features, you represent that your campaigns comply with all applicable law. Scout disclaims all liability for your outreach activities.
Data Accuracy Disclaimer
Scout aggregates data from multiple public and licensed sources, including:
- Los Angeles County Assessor records
- Court probate and foreclosure filings
- REAP (Rent Escrow Account Program) enforcement records
- LADBS building permit records
- ATTOM Data Solutions property data
- BatchData skip-trace and owner contact data
- RentCast rental rate estimates
Scout provides this data "as available" and makes no warranty of accuracy, completeness, or timeliness. Owner contact information obtained through skip-trace may be outdated or incorrect. You must independently verify all information before taking any legal, financial, or transactional action based on data provided by Scout.
AI Output Disclaimer
Scout uses Anthropic Claude language models to generate property analyses, deal summaries, outreach drafts, and conversational responses. These outputs are informational only and do not constitute legal, financial, tax, or real-estate advice.
AI models can produce inaccurate, incomplete, or misleading content (commonly known as hallucination). You are solely responsible for verifying all AI-generated content before acting on it. Scout disclaims all liability for decisions made based on AI output.
Intellectual Property
Scout RE, Inc. owns all rights, title, and interest in the Scout platform, including its design, codebase, AI models, scoring algorithms, distress-signal taxonomy, data pipelines, and compiled property database. Nothing in these Terms transfers any intellectual property rights to you.
You retain ownership of data you upload to Scout (including buyers lists, past-sale records, seller notes, and campaign content). By uploading this data, you grant Scout a limited, non-exclusive, royalty-free license to process it to deliver the Service and, in de-identified, aggregated form only, to improve Scout models.
Termination
Either party may terminate this agreement at any time. You may cancel your subscription in your account settings or by emailing leo@scout-re.com.
Scout may suspend or terminate your account immediately and without notice for material breach of these Terms, fraudulent activity, or violation of applicable law.
Upon termination, your access to the Service ends immediately. Your data will be deleted within 30 days unless a legal hold is required.
Disclaimers
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTY OF ANY KIND. TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, SCOUT RE, INC. DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT.
Scout does not warrant that the Service will be uninterrupted, error-free, or free of viruses or other harmful components. Scout does not guarantee that use of the Service will result in any leads, listings, closed transactions, or revenue.
Limitation of Liability
TO THE FULLEST EXTENT PERMITTED BY LAW, IN NO EVENT SHALL SCOUT RE, INC., ITS OFFICERS, DIRECTORS, EMPLOYEES, OR AGENTS BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING LOST PROFITS, LOST DATA, OR BUSINESS INTERRUPTION, ARISING OUT OF OR IN CONNECTION WITH YOUR USE OF OR INABILITY TO USE THE SERVICE.
Scout's total aggregate liability for any claims arising under these Terms shall not exceed the total fees you paid to Scout in the 12 months immediately preceding the event giving rise to the claim.
Indemnification
You agree to indemnify, defend, and hold harmless Scout RE, Inc. and its officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, and expenses (including reasonable attorneys' fees) arising out of or in connection with:
- Your use of Scout or any data obtained through the Service.
- Your outreach activities, including emails, texts, calls, or postcards sent using Scout tools.
- Your real-estate business practices, including any licensing or compliance issues.
- Your breach of these Terms or any applicable law.
Governing Law & Disputes
These Terms are governed by the laws of the State of California without regard to its conflict of law principles. Venue for any litigation shall be Los Angeles County, California.
Any dispute, claim, or controversy arising out of or relating to these Terms or your use of Scout (excluding claims for injunctive or other equitable relief related to intellectual property) shall be resolved by binding arbitration administered by the American Arbitration Association (AAA) under its Commercial Arbitration Rules.
CLASS ACTION WAIVER: YOU AND SCOUT EACH AGREE THAT CLAIMS MAY ONLY BE BROUGHT IN AN INDIVIDUAL CAPACITY AND NOT AS A PLAINTIFF OR CLASS MEMBER IN ANY PURPORTED CLASS, CONSOLIDATED, OR REPRESENTATIVE PROCEEDING.
Either party may seek injunctive or other equitable relief in a court of competent jurisdiction to protect intellectual property rights, without waiving the right to arbitration for other claims.
Changes to These Terms
We may modify these Terms at any time. For material changes, we will email you at the address on file at least 14 days before the changes take effect. Continued use of Scout after the effective date of revised Terms constitutes your acceptance of the changes.
